About this property:

Investment Cost

The first ten (10) shareholders shall be entitled to the introductory price of Four Million Four Hundred Thousand Pesos (P 4,400,000.00).  The price for the next ten (10) shareholders shall be increased by 5% while the price for the remaining ten (10) shareholders shall be increased depending on the prevailing market conditions.

Mode of payment
The first Two Million Two Hundred Thousand Pesos (P2,200,000.00) shall be paid in three (3) monthly installments and the balance of Two Million Two hundred Thousand Pesos (P2,200,000.00) shall be paid in one (1) year.

·The cost of the construction of the residential house shall be for the sole account of the shareholder concerned.

PAYMENT SCHEME

A.Spot Cash - Less 5% discount.
B.Cash Sale - Less 2% discount. Payable in 3 months.
C.One year to pay - No interest.
D.PROMO - 50% Down payment which can be paid by installment without interest within one year. 

·The remaining balance maybe paid by installment with the following conditions:
o It shall be paid on a period not exceeding five years.
o It shall be free of interest if paid within the first year.
o It shall be subject to a 20% interest per annum if paid beyond the first year.


Reservation Policy:

Reservation Fee (Required) ILIMI - PhP 50,000.00 deductible from the Total Contract Price.
In case the transaction is not consummated:
o The reservation fee is refundable only if financing application is denied.
o The reservation fee is forfeited is after 30 days the buyer discontinued the application
o Five thousand pesos (PhP 5,000.00) shall be charge to administrative cost if within 30 days the buyer discontinued the application.

·The thirty (30) shareholders own the whole 15-hectare property.

·Each shareholder shall be entitled to build a single-family dwelling unit on a selected Building Pad of twelve (12) by fifteen (15) meters. The choice of Building Pad for each shareholder will be on a “first come first served” basis and construction shall be subject to a deed of restrictions.  The area for each shareholder’s pad will be 500 sq. meters more or less depending on the terrain and another 500 sq. meters shall be allotted for the shareholder’s farmland.

Behind ILIMI is Wilson G. Capuyan, a building contractor since 1975 starting with Narda’s Weaving Factory in La Trinidad, Benguet. Some of his projects include the repair and renovation of the Hyatt Hotel in Baguio City, Presidential Mansion House in Baguio City, repair and renovation of the Malacañang Palace that included the Premier Guest House, the Presidents’ offices at the New Executive Building, the Malacañang Heritage Museum, the Kalayaan Building that was rushed for President Clinton’s arrival, Former President Ramos Birth house in Lingayen. Capuyan Construction was also a part builder of the Camp John Hay Manor Hotel and Camp John Hay Main Clubhouse.

WINACA Development Corp. is under the able management of the Capuyan couple – Wilson and Narda. Wilson manages the construction company while Narda is behind the world famous Narda’s Handwoven Arts and Crafts. The couple is also into rustic furniture manufacturing and has supplied substantially Tagaytay Highlands. Assisting the couple in the conceptualization and implementation of their projects is a staff composed of Architects, Civil Engineers and Planners.
